These Terms & Conditions ("Terms") govern your use of www.sold2day.co.ukand the estate agency services provided by CASH4HOMESUK LIMITED, a company registered in England & Wales with company number 16895921, trading as Sold2Day ("we", "us", "our"). By accessing the website or instructing us, you agree to these Terms.
1. Definitions
- "Services" means the property valuation, marketing, listing, viewing-management and sales-progression services we provide.
- "Client" means the seller(s) instructing us in respect of a property.
- "Property" means the residential property the Client wishes to market.
2. Use of the website
You may use the website for lawful purposes only. You must not misuse the site by knowingly introducing viruses, attempting to gain unauthorised access, scraping content, or interfering with its proper operation. We may suspend or remove access where these Terms are breached.
3. Our service to sellers
Our role is to market the Property and introduce prospective purchasers. We act in accordance with the Estate Agents Act 1979, the Consumer Protection from Unfair Trading Regulations 2008 (CPRs), the Business Protection from Misleading Marketing Regulations 2008 and The Property Ombudsman Code of Practice for Residential Estate Agents.
4. Instructions, fees and cancellation
A separate written agency agreement will set out the basis of our instruction (sole, multi or sole-selling rights), the agreed fee, payment terms and notice periods. Where you instruct us as a "consumer" at a distance or off-premises, you have a 14-day right to cancel under the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013, unless you have expressly requested that the Services begin within that period and acknowledged that the right will be lost once they are fully performed.
5. Material Information & portal listings
In line with National Trading Standards Estate & Letting Agency Team (NTSELAT) guidance, we will request all required Material Information (Parts A, B and C) before listing your Property. You agree to provide accurate, complete and up-to-date information and to inform us promptly of any change.
6. Anti-Money Laundering
As an estate agency business supervised under the Money Laundering, Terrorist Financing and Transfer of Funds (Information on the Payer) Regulations 2017, we are required to verify the identity of our Clients and of buyers prior to exchange. We may refuse to act or pause Services where verification cannot be completed satisfactorily.
7. Intellectual property
All content on the website, including text, graphics, logos, photography and floorplans we produce, is owned by or licensed to us and protected by copyright. You may not reproduce, republish or commercially exploit any content without our prior written consent.
8. Third-party links and portals
The website may contain links to third-party sites (such as property portals). We are not responsible for the content, accuracy or privacy practices of those websites.
9. Disclaimer
Information on the website is provided for general guidance only and does not constitute legal, financial or tax advice. Property prices and indicative valuations are estimates only and not a guarantee of sale price.
10. Limitation of liability

Our total liability under any individual instruction is limited to the fees paid by you to us under that instruction.

12. Governing law and jurisdiction
These Terms and any dispute arising out of or in connection with them are governed by the laws of England and Wales and subject to the exclusive jurisdiction of the courts of England and Wales.

We may amend these Terms from time to time. The "last updated" date at the top will reflect the latest version.
